First and foremost, our policy is to treat our clients’ properties as if they were our own. We efficiently and effectively manage the operations of residential rental properties while aiming to uphold profitability and longevity. We handle all marketing and tenant placement tasks, including everything from putting signs in the yard to tenant screening and lease signings. Once a tenant is occupying the apartment, we manage maintenance, rent collections, and we do our best to ensure that tenants are happy in their homes. Behind the scenes, we take care of utilities, city registration and compliance inspections, evictions, and all bills except mortgages, taxes, or insurance.

Our fees range from 7-10% depending on the number of properties and gross rents in a management portfolio. We currently accept owners with as few as one property. Our leasing fee is 50% of one month’s rent. We currently DO NOT charge additional fees for renewing leases. We subcontract all maintenance and DO NOT mark up maintenance expenses. Our clients pay what we pay. Once per month, our clients are sent net rent distributions via check or direct deposit. This payment is accompanied by a line-item statement of all rents, utilities, maintenance charges, management fees and so on.
We have high expectations for the properties we manage. It is our goal to be catalysts for stabilization and/or improvement in or our neighborhoods—not perpetuators of blight. We expect that all homes are compliant with code, health, and safety regulations. If your property is not, we can help you get there. If your property doesn’t meet our quality standards and you are not willing to make improvements, we cannot manage it.
